AI cold calling

AI cold calling for Australian real estate agents.

Your farm area, called in your name, inside the hours the law allows, with every number washed against the Do Not Call Register first. You get back the people who want to hear from you.

ListingLine is an Australian AI voice agent that makes outbound prospecting calls for real estate agents. It rings the numbers in an agent’s farm area in that agent’s own name, says it is an AI, books appraisals and callbacks, and hands back a sorted list of who wants contact. It costs A$2.00 per connected call with no subscription.

Outbound, which is not what most of this category sells

Search for AI calling in Australian real estate and nearly everything that comes back is an answering service: a receptionist that catches the enquiry off a portal, a sign or an ad. That is a real problem and it is the opposite problem. An answering service helps when you already have more enquiry than you can pick up. None of it produces a listing appraisal in a suburb where nobody has called you yet.

What the calls actually do

Working a farm area you already own

Your list, your suburb, your name on the caller ID. The agent introduces itself as your office, asks whether the owner has thought about what the place is worth, and books an appraisal if the answer is yes. It does not pretend to be a person and it does not pretend to be from somewhere else.

Following up appraisals that went quiet

The appraisal you did four months ago is the warmest number in your database and the one nobody has time to ring. A campaign against that list is short, cheap and converts at a rate a cold suburb never will, because these people have already had you in their kitchen.

Reaching the whole list in a week, not a quarter

The constraint on prospecting has never been skill. It is that ten to twenty dials is an honest day alongside appraisals, opens and vendor work. The calls run inside permitted hours across the week and hand you back only the conversations that went somewhere.

Handing back a list, not a transcript dump

Every call is recorded and transcribed, and what arrives is sorted: who wants an appraisal, who wants a call back later, who said take me off the list. The last group is removed permanently and is never dialled again by any campaign you run.

Is AI cold calling legal for real estate in Australia?

Yes, with conditions, and the conditions are the whole answer. Using an AI voice changes none of them. A call to a number on the Do Not Call Register is just as unlawful when a machine places it, and the fine goes to the business whose name was on the call, not to the software.

Three obligations do most of the work. Every number must be washed against the register unless a recognised exemption applies to that call. Every call must fall inside the hours set by the Telecommunications (Telemarketing and Research Calls) Industry Standard 2017, measured at the address of the person being called rather than at your office. Every opt out must be honoured immediately and permanently.

ListingLine enforces all three in the platform rather than leaving them to a busy person: unwashed numbers are refused rather than queued, the dialler will not place a call outside the permitted window, and an opt out is instant, permanent and logged. The law itself is set out in is cold calling legal for real estate agents in Australia, the hours are explained in the calling hours guide, and you can work out your own window for any pair of states with the free calling hours calculator. What we do about each obligation is on how we comply.

How many calls does a listing actually take?

Ray White publishes enough to answer this without anybody guessing. Across 360 offices, 141,131 calls produced 12,304 appraisals, which is about 11.5 dials per appraisal booked. Their managing director reported 36,000 appraisals producing 2,337 listings across the 2025 phone days, a 6.5 per cent conversion. Together that is roughly 177 to 195 dials per listing won.

At the ten to twenty dials a day most agents genuinely manage alongside appraisals, opens and vendor work, that is one listing every two to four weeks. The ceiling is not skill and it is not script. It is hours, and it is the only part of the job that does not need a licensed agent to do it. The workings are in how many calls it takes to win a listing, and whether the AI version holds up is in does AI cold calling work in Australia.

What it costs

A$2.00 per connected call. No subscription, no monthly platform fee, no per minute charge. A connected call means a person picked up and spoke with your agent, so dialling is free and a list of 1,000 numbers where 300 people answer is billed as 300. Voicemail, engaged tones, call screening services and automated menus all cost nothing. Credit is bought in packs and the smallest is A$50.

Common questions

Is AI cold calling legal for real estate agents in Australia?
Yes, with conditions, and the conditions are the whole answer. Numbers must be washed against the Do Not Call Register unless an exemption applies, calls must fall inside the hours set by the Telecommunications (Telemarketing and Research Calls) Industry Standard 2017, and an opt out must be honoured immediately and permanently. Using an AI voice does not change any of those obligations, and it does not create new ones.
Does the call tell people it is an AI?
Yes, at the start of the call. It converts better than most agents expect. Honesty reads as confidence, and people give straighter answers to a machine than they give to a salesperson, because there is nobody to be polite to.
What is the difference between this and an AI receptionist?
Direction. An AI receptionist answers calls that come to you, which is a real problem and a different one. ListingLine places calls out to a list you supply, in your name, to find owners who are thinking about selling. Answering your incoming enquiries is not part of the product today.
How many calls does it take to get a listing?
Ray White's own published numbers give the honest figure. Across 360 offices, 141,131 calls produced 12,304 appraisals, which is about 11.5 dials per appraisal booked. Their managing director reported 36,000 appraisals producing 2,337 listings across the 2025 phone days, a 6.5 per cent conversion. Put together that is roughly 177 to 195 dials per listing won.
What does AI cold calling cost in Australia?
ListingLine charges A$2.00 per connected call with no subscription and no per minute charge. Dialling is free, so a list of 1,000 numbers where 300 people answer is billed as 300, not 1,000. Unanswered dials, voicemail, engaged tones, call screening services and automated menus all cost nothing.
Whose number shows on caller ID?
A real Australian number provisioned for you, which a person you rang can call back and reach. Presenting a number that cannot receive a return call is both bad practice and a compliance problem, so the product does not do it.
Can I call people who are on the Do Not Call Register?
Not unless a recognised exemption applies to that call, and the platform does not leave that judgement to a busy person. Every number is checked against the register before it can be dialled and anything that has not come back clear is refused rather than queued.
What hours can a telemarketing call be made in Australia?
Weekdays 9am to 8pm, Saturdays 9am to 5pm, and not at all on Sundays or the seven national public holidays. The hour is read at the address of the person being called and not at your office, so calling across the country moves your own window, twice a year, when five jurisdictions change for daylight saving and three do not.
Do I need to supply my own list?
Yes. The product calls numbers you already have or have lawfully obtained, and it does not sell, rent or supply contact data. That is a deliberate limit: the compliance position of a call depends on where the number came from, and that is a fact only the agency holds.
